What First-Time Buyers Wish They Knew Before They Started

Buying your first home is exciting, but let’s be real—it can also feel overwhelming. After helping countless first-time buyers navigate the process, I’ve noticed a pattern. Many wish they had known a few key things before they started.

That’s why I created a YouTube video, 5 Mistakes Buyers Make and How to Avoid Them, to help you avoid common pitfalls. But let’s dive deeper—here’s what first-time buyers really wish someone had told them.

1. Get Pre-Approved Before Falling in Love With a Home

Many buyers start by browsing listings or even touring homes before talking to a lender. Big mistake!

💰 Pre-approval gives you a budget. It tells you exactly how much home you can afford—before you start looking.
It makes you a stronger buyer. Sellers take pre-approved buyers more seriously, which gives you an edge in a competitive market.
🚧 Skipping it can lead to heartbreak. Falling in love with a home only to realize it’s out of your price range? No fun.

👉 Pro tip: Before house hunting, talk to a lender and get that pre-approval letter in hand.

2. There’s More to Affording a Home Than Just the Mortgage

Most first-time buyers focus on the monthly mortgage payment—but there’s more to consider.

🏡 Property taxes vary by location and can add hundreds to your monthly costs.
🛠️ Maintenance costs (yes, even new homes need upkeep!).
📑 HOA fees if you're buying in a community with shared amenities.
Utilities—bigger homes often mean bigger bills.

The last thing you want is to stretch your budget so thin that homeownership becomes stressful. Make sure you’re factoring in all the costs.

3. The First House You See Probably Won’t Be “The One”

It’s easy to get swept up in the excitement of house hunting. Some buyers think they’ll walk into the first home and just know. But in reality, finding the right home takes time.

🏘️ Be patient. It might take seeing 5, 6, or even 10 homes before finding the right one.
📋 Make a must-have list. Knowing your non-negotiables can help narrow your search.
💡 Stay flexible. No home is perfect, but the right home checks most of your boxes.

4. A Great Agent Makes All the Difference

Buying a home is one of the biggest financial decisions you’ll make—don’t do it alone.

An experienced agent (like me! 😊) helps with:

🔹 Finding homes that match your needs and budget.
🔹 Negotiating the best price and terms.
🔹 Handling paperwork, inspections, and the closing process.

I’ve helped first-time buyers in McDonough, Stockbridge, Hampton, and Locust Grove find homes they love—without the stress. If you want an agent who’s in your corner, I’m here to help!

5. Don’t Skip the Home Inspection (Even if the Market Is Hot)

In a competitive market, some buyers feel pressured to waive the home inspection. But here’s the thing: an inspection can save you thousands in unexpected repairs.

🏚️ Hidden issues like roof damage, foundation problems, or faulty wiring can turn a dream home into a nightmare.
💲 Knowing what needs repairs helps you negotiate—or decide if a home is worth it.
🔧 Peace of mind. Even if a home is in great shape, an inspection gives you confidence in your purchase.

Never skip the inspection. It’s one of the smartest investments you’ll make in your home-buying journey.
