If you’ve been hearing mixed messages about the housing market lately, you’re not alone. National headlines often paint a very different picture than what we’re seeing here locally.

So I pulled the most recent Henry County data to take a closer look at what’s happening right now.

Here’s what the numbers are showing as we move into early 2026:

• Homes for Sale: 709 (up slightly from last month and up significantly from a year ago)

• Homes Sold: 96 (steady compared to last year)

• Pending Sales: 96 (slightly lower than last year)

👉 What this tells us is that inventory is increasing, while buyer activity remains steady but more selective.

Over the past year, we’ve seen a gradual shift from an extreme seller’s market to a more balanced market.
